Guided path · 4 steps
Selling and buying at the same time
Two closings are where moves slip. This path puts both on one calendar, shows what a gap would cost, and starts your price opinion, so the backup plan is written before you list.
Is this you?
Who this path is for
- You need to sell your current home and buy the next one, in Tucson or out of state, or into a new build.
- You want to avoid moving twice, or carrying two mortgages longer than you have to.
- You want to know the order of operations before you call a lender or list.
Step by step
What happens in each step
- Step 1
Two closings
Choose sell first, same week, or buy first, and where the next home is. Set your move-in date, a guess at weeks on the market and days from contract to close. The timeline works backward from your move-in date and marks where deals usually slip.
How this step works → - Step 2
Cost of two homes
If the closings overlap, what does it cost? Your monthly carrying costs times the months of overlap, next to a bridge loan’s interest and fee.
How this step works → - Step 3
Home value
Your address, timing and condition, so Morgan can prepare your price opinion and set the sale side of the calendar on real numbers.
How this step works → - Step 4
Your plan
Your calendar, your carrying cost and your home details in one plan, sent to Morgan, with a time to talk.
At the end

What happens next
- Within a day
Morgan reviews your plan
Every answer arrives on her phone. She reads it before she reaches out, so the first conversation is about your move, not a list of questions.
- At the time you chose
A real conversation
By phone, video or in person, at the day and time of day you picked. Morgan confirms the time personally.
- Your private plan page
Your plan, with her name on it
A private page with your details and next steps. Open it again any time, download it as a PDF, or call and text Morgan from it.
Questions
Good to know
Should I sell first or buy first?+
It depends on your finances and how much risk of a gap you can carry. The tool shows all three orders side by side so you can see the trade-offs; Morgan and your lender help you choose.
What is a rent-back?+
An agreement that lets you stay in the home you sold for a short time after closing, usually for a set daily or monthly amount. It is one common way to avoid moving twice.
Are the bridge loan numbers a quote?+
No. They are estimates from the rate and fee you enter. Always use your lender’s quote.
