Selling and buying
Two closings, no gap
Both closings on one calendar, worked backward from the day you want to move, with the places deals usually slip marked in red.
Behind the numbers
How it works
It starts from your move-in date
Every other date is counted backward from it, so the plan fits your life instead of the other way around.
Sell first
Your sale closes 7 days before your move-in. Before that: days from contract to close, your weeks on the market, and 3 weeks of getting ready. You look for the next home in the weeks before your sale is under contract.
Same week
Both closings land within a day of each other. The purchase goes under contract about 5 days before the sale does, and the sale closes the day before you move in. This only works when every date is tracked daily.
Buy first
The purchase closes on your move-in date. Your current home is listed 2 weeks after you move, and the tool shows how many weeks you would carry both homes.
Where deals slip
The red diamond on each escrow sits about 10 days in, where inspection and appraisal issues usually surface. That is where a backup plan matters.
New build or out of state
A new build adds a long build bar (builders’ dates move, so plan for a late finish). Out of state adds coordination with the agent there.

What each input means
| Order | Sell first, same week, or buy first. |
|---|---|
| Next home | Tucson, out of state, or a new build. |
| Move-in date | The day you want to be in the next home. |
| Weeks on market | Your guess. Morgan swaps in real numbers for your area. |
| Contract to close | Days from accepted offer to closing, usually 30 to 45. |
When to use it
Made for
- Planning the order of a sale and purchase before talking to a lender
- Seeing when to start preparing your home
- Showing everyone involved the same calendar
Selling and buying
Two closings are where moves slip. This path puts both on one calendar, shows what a gap would cost, and starts your price opinion, so the backup plan is written before you list.
- Two closings
- Cost of two homes
- Home value
- Your plan
Questions
Good to know
Is this a guarantee of dates?+
No. It is a planning calendar based on your inputs. Real dates depend on your contract, lender and title company.
What is the backup plan?+
Usually a short rent-back, a flexible closing date written into the contract, or a lender’s bridge option, chosen before you list.
