Behind the numbers

How it works

01

Real price

New build: base price + lot premium + upgrades + anything not included − builder incentive + what you pay to live where you are while it is built. Resale: price + repairs and updates + housing cost until you move in.

02

Monthly payment

Principal and interest on a 30-year loan (the purchase price including lot and upgrades, minus your down payment percentage), plus property tax and HOA.

03

What is left out

Insurance, utilities and maintenance differences, and any price change while you wait.

What each input means

UpgradesWhat you would actually choose in the design center, not the model home.
Builder incentiveCredits are often tied to using the builder’s lender. Compare that loan with another lender’s.
Months until readyAsk the builder for the date in writing and what happens if it slips.

When to use it

Made for

  • Touring a model home and a resale on the same day
  • Deciding whether the wait is worth it
  • Budgeting upgrades before the design center

Questions

Good to know

Do I need my own agent for a new build?+

It helps. The builder’s salesperson works for the builder. Morgan can review the contract, upgrades and incentives with you, usually by being there at your first visit.

Should I get a new build inspected?+

Yes. Inspections before drywall and before closing can catch issues while the builder can still fix them.
