    Behind the numbers

    How it works

    01

    Taxable value

Value × the share that is assessed − exemptions (never below zero).

    02

    The tax

Taxable value × your rate. A percent rate is divided by 100. A mill rate is dollars per $1,000, so it is divided by 1,000. Special assessments are added on top.

    03

    Effective rate

The yearly tax ÷ the home’s value, so you can compare homes and places on the same footing.

    What each input means

ValueMany places reassess at the purchase price after a sale, so a new owner’s bill can differ from the seller’s.
Assessment shareSome places tax the full value, others a set share of it.
RateThe combined rate from every taxing district on the bill.
ExemptionsPrograms and amounts differ by state and county, and you usually have to apply.

    When to use it

    Made for

    Questions

    Good to know

Why is the seller’s tax bill lower than my estimate?+

The seller may have exemptions or limits that end at the sale, or the home may be reassessed at your purchase price.

Where do I find the rate?+

On the county assessor’s or treasurer’s website, or a recent tax bill. Morgan can pull the current bill for any home you are considering.
