    Behind the numbers

    How it works

    01

    Income

Rent + other income, minus vacancy (a % of rent).

    02

    Operating costs

Management, repairs and the big-ticket reserve as % of rent, plus tax and insurance ÷ 12, HOA and utilities.

    03

    Cash flow

Net operating income (income − operating costs) minus the mortgage payment (principal and interest, 30 years).

    04

    Returns

Cap rate = yearly net operating income ÷ price. Cash-on-cash = yearly cash flow ÷ (down payment + closing and make-ready costs).
